Property Sourcing FAQs
How does Cashflow Rentals source investment properties?
We start with a data-driven market analysis at a hyper-local level, roughly a 10-block to 1-mile radius, then screen individual properties against strict criteria: fully renovated, cash-flowing, and financeable. Properties come through a network of realtors, wholesalers, and renovation partners we have built up across the U.S. Midwest since 2016.
Where do you source rental properties?
We source across the U.S. Midwest, focusing on affordable, landlord-friendly markets with stable rental demand and strong cash flow. Rather than tie you to one city, we match you to the right market for your goals, including markets you may not have considered.
Can I buy a U.S. rental property without traveling to the United States?
Yes. The entire process is handled remotely, from sourcing and vetting to closing, so you never need to set foot in the U.S. We act as your eyes and ears on the ground, and remote closings are standard for the foreign investors we work with.
Do you source turnkey rentals or fixer-uppers?
Turnkey only. We focus on fully renovated single-family homes and small multifamily properties of 1 to 4 units that are ready to rent from day one. We avoid fixer-uppers, very cheap properties in weak neighborhoods, and overpriced listings with inflated projections.
How do you vet a property before I buy it?
Every property is screened at the market level for demographics, jobs, affordability, and landlord-friendly regulation, then assessed individually with an independent inspection and independent appraisal. You receive a full income and expense breakdown before any offer is made, so you can decide with clear numbers.
