Foreign National Financing FAQs
Can I get a U.S. mortgage as a foreign investor?
Yes. Foreign national mortgage programs are designed specifically for overseas buyers of U.S. real estate. Depending on the program, you can qualify without U.S. residency, a visa, a Green Card, a Social Security Number, or a U.S. credit history, because lenders focus primarily on the property's rental income, market value, and suitability for financing.
Do I need a Social Security Number or U.S. credit history to qualify?
No. Most foreign national rental property loans do not require a Social Security Number or a U.S. credit history. Qualification is usually based on the property's income, your available capital, and sometimes your investment experience, rather than personal employment income or domestic credit.
What are typical loan terms for foreign national mortgages?
Terms vary by lender, but typical foreign national rental property programs offer up to 75% loan-to-value, 30-year fixed and fully amortizing options, purchase and refinance including cash-out, multifamily financing up to 8 units, short-term rental financing, and minimum loan amounts starting around $100,000.
How much money do I need to invest?
You should typically expect a down payment of around 25% to 30%, plus closing costs and lender fees, inspection and appraisal costs, entity setup costs, and reserve funds required by the lender. For example, a $200,000 rental property might require roughly $60,000 down, about $7,500 in closing costs, and around $3,000 in cash reserves.
Is Cashflow Rentals a mortgage broker or lender?
No. Cashflow Rentals is not a mortgage broker or lender. We help you understand your options and connect you with licensed mortgage brokers and specialist lenders who arrange and underwrite the financing directly.
